The renowned firm of Elkus/Manfredi Architects is transforming the appearance of 99 High. Over the course of the next two years, this distinguished office tower will undergo renovations that will mark it as one of modern corporate elegance.

Certificates of Insurance

Please request a valid certificate of insurance from vendors and/or suppliers that provide goods and/or services to your company at 99 High Street.  We require a valid certificate of insurance that clearly states

TIAA-Cref and Jones Lang LaSalle as certificate holders.  Without a current and valid certificate of insurance

we may turn vendors away.  So, please be sure to keep all certificates current and accurate.

Important Note:  Expired and Inaccurate certificate of insurances for vendors coninue to be an issue.

Please do your best to make sure the latest COI is on file for your vendor that you use.  We appreciate

your efforts.            

 

Jones Lang LaSalle requires that all contractors working at 99 High Street have the coverage listed below on their Certificates of Insurance. Vendors/Contractors not carrying this coverage will not be allowed to do any further work.  Vendors without coverage will not be allowed to make any deliveries on the premises of 99 High Street.

Elevator Modernization

By now you have probably noticed some increased activity and elevator service technicians working on or about the high rise elevators.  We are excited about the start of the modernization of the freight and high rise elevators.  After our consultant DTM Inc prepared a bid specification to 5 of the industries leading companies a contract for the maintenance and modernization was awarded to Thyssen Krupp Elevator Corporation.  Attached is link that can tell you more about Thyssen’s capabilities and many of their successfully completed and ongoing projects.

The project is ahead of schedule and expected to be completed by September 2009. Much of the work will be in areas not noticeable to the general building population, the rooftop machine room, elevators hoist ways and pits although there are times it will be necessary to work  from the elevator lobbies.  At these times we will be hard to miss, just look for the large yellow partitions surrounding one of the elevator car doors. 

Each cab will be equipped with everything from new hoist ropes, motors, controls, door operators and even a new cab design.  We have opted to take this project a step beyond the norm and keeping with our green initiatives and commitment to sustainability the heart of our system, the motors and the state of the art electronics that drive them are the most energy efficient products on the market.  There will be a 40% increase in energy savings over the existing equipment and a 25 % increase what is typically specified in projects of this type.  In fact there are times that this system will have the potential to feed energy produced through elevator operation back into the utility grid. 

We will make every effort to do this work so that it does not adversely affect you and your clients that work and visit 99 High Street.  The goal of TIAA-CREF and Jones Lang LaSalle is for 99 High Street to be an efficient, productive, safe and enjoyable place to work and visit.
